rSquared CRE, which is a SaaS-based provider for the commercial real estate (CRE) industry, announced its official launch this month.
The new entity, a spin-off of Realogic Analytics, will focus specifically on developing cloud software solutions that fill the unmet demands within the CRE space, rSquad CRE said.
rSquared said it offers a full suite of tools, led by its flagship product, rDCF. With real-time valuation and underwriting features, intuitive scenario and risk analysis, native Excel-based reporting, flexible modeling techniques and advanced data import and export capabilities, rDCF can help CRE professionals spend “materially less time” creating discounted cash flow valuation (DCF) presentations, the company said.
?rSquared?s flagship product rDCF is an alternative to the legacy technology that commercial real estate professionals have historically had to rely on,? said Sal Caldarone, CEO of rSquared. ?Our rDCF is a comprehensive yet intuitive valuation and underwriting solution that enables CRE professionals to generate accurate DCF models/scenarios quickly, without complexity or distraction. By incorporating transparency that removes the ?black box? from complex calculations, rSquared equips CRE professionals with the resources they need to make more informed decisions.?
rDCF?s available metrics include in-place revenue calculations, occupancy cost calculations, contractual vs. market rent at lease expiration, key market assumption and comparison of contractual vs. market rent on a net or gross basis at any point in time. The solution?s open-data platform moves data between rDCF and other industry leading applications. Robust Excel?import & export templates facilitate efficient file creation and scenario analysis, the company said.
As founder and former CEO of Realogic Analytics, Sal Caldarone has transitioned to CEO of rSquared to spearhead business, while Sean Fitzpatrick and John Brosnan, two long time members of Realogic Analytics will focus on product development.
rSquared products are already being implemented by a number of companies in the CRE industry, including Hines, Equity Office Properties, Regency Centers and First Capital Realty.
rSquared is headquartered in Chicago and has a second office in Torrance, California, which primarily consists of the software development team.
